Our aim is to build long term relationships with our clients and provide each with a step by step investment plan that spans the complete life cycle of their portfolio. By providing our clients with Complete Portfolio Management (CPM) we cover every aspect from sourcing the property all the way through to finding your first tenant

3.Where do you source property?
Through intensive research and extensive due diligence we are able to identify areas with strong growth potential and a healthy rental demand. Our prime focus is Greater London but we also consider select areas across the UK.

4.What types of properties do Smuts & Taylor source?
We focus on high quality 1 and 2 bed apartments from reputable developers and agents but also consider larger units on a case by case basis.

5. How does Smuts & Taylor earn its fees?
We charge a once off finders fee of 2.5% + VAT of the valuation price of each property you buy through us.

6. Why should I use Smuts & Taylor rather than going direct to estate agents?
Estate agents have a duty of achieving the highest possible price for their client, the vendor. We on the other hand work exclusively for you, the buyer. While it is possible to find suitable opportunities through an agent it often involves many hours of research and countless viewings. Not only do we do all the leg work for you in finding lucrative opportunities but we further provide you with expert strategies, simple structures and proven systems that will enable you to build a profitable property portfolio.

7.What is the minimum amount I need to enter the market?
It depends greatly on where in the UK you wish to buy. Currently 25k GBP will get you a property outside of the Greater London area and 50k GBP for something in London. Please note that this amount will not only purchase the property, but also allow for all your acquisition cost as well as a contingency fund.

8. Is it possible to take this money out of SA?
All South Africans currently have an R2m allowance for off shore investment. This is an individual allowance and therefore means that a married couple can take out R4m.

9.What do I have to do to take this money out?
You will need to prepare and submit a Tax Clearance Application with the South African Revenue Service. We will be happy to refer you to our recommended specialists based in South Africa who will guide you through the entire process.

10.What level of lending (LTV) is available to me?
As a foreign investor you can expect to get a 70-80% LTV mortgage. 85% products may be available, but we don’t necessarily recommend that our clients gear themselves this highly.

11.How do I get a mortgage?
Smuts & Taylor will refer you to our recommended finance specialist who will handle the entire process from the point of valuation until your loan is granted. Although this process will take place independently of Smuts & Taylor we will be in daily contact with the brokers to ensure that your mortgage is processed in a timely fashion.

12.Who will be my solicitors?
Breytenbachs solicitors in Mayfair, London act for all our clients. Breytenbachs is a South African owned and managed firm with many years of international property experience. Their courteous and efficient team ensures that services rendered are always of an impeccably professional character.

13.What happens once I own the property?
Smuts & Taylor will enlist the services of a local letting agency on your behalf and further more manage these agents on a daily basis until they find you your first tenant. From this point onwards the agent will deal with you directly but we will always be available for advice and support on any future issues.

14.How will I be notified of opportunities?
Once you have registered on our website you will be able to receive our regular property launches. Because we work so closely with our clients, many are contacted directly by either phone or sms as soon as a suitable opportunity is found that fits their criteria.
