You will now need to instruct your solicitor to proceed with the conveyancing process and your mortgage broker to proceed with the mortgage application.

Conveyancing refers to the legal and admin work required to transfer ownership of land and buildings from one owner to another. A draft contract is drawn up by the seller’s solicitor and sent to the buyer’s solicitor, who will then raise some initial enquiries and proceed with a Land Registry Search.

A survey of the property will be requested by the mortgage lender to identify any structural problems and advise on the property’s value. Once the mortgage lender is satisfied with the survey report, a formal mortgage offer will be sent.

Smuts & Taylor will always be on hand to liaise with third parties including solicitors, surveyors and mortgage brokers to ensure that your purchase goes through smoothly.
