Smuts & Tayor will always ask you to check the details that have been prepared carefully by us to ensure we adhere to the Property Misdescriptions Act 1991. We are always happy to make the necessary amendments to ensure you are completely satisfied that the information is correct.
  • detailed inventory setting out the condition and contents of the property will avoid disputes regarding condition of the property and the return of deposits. Smuts & Taylor inventories is supported by detailed written descriptions, colour photographs and video evidence where necessary.
  • Energy Performance Certificate (EPC) is a legal requirement before marketing a property for rent in England and Wales. As part of the letting service, Smuts & Taylor can organise an EPC from an accredited energy assessor.
  • As a landlord there are certain safety regulations that you have to meet before letting your property. It is a legal requirement to have all gas appliances in a rented property safety tested annually. At Smuts & Taylor we can arrange for a Gas Safe registered engineer to visit your property and provide the relevant certificate before tenants move in. There is also an obligation to ensure all electrical appliances are safe under Landlord’s Common Law and various statutory regulations. We can also organise for a qualified engineer to visit your property to carry out a Portable Appliance Test (PAT).
