Upon satisfactory references being obtained and approved by the landlord, Smuts & Taylor will prepare the correct tenancy agreement. These will be sent to you and the landlord for signature and return within a reasonable timescale. It is essential you read your tenancy agreement thoroughly before signing and Smuts & Taylor will always be available to answer any questions. However, if you still remain unsure we recommend you seek independent legal advice.

Once we are in receipt of the tenancy agreement, signed by both landlord and tenant, at this point the tenancy agreement is legally binding. The deposit (usually equivalent to five weeks rent) and first periods rent (usually a month) will be required to be paid in full before the tenancy start date.
